Liberty Series - Second Series

KB Home added the Liberty Series in the second quarter of 2007, and began their deceptive pattern of behavior of not disclosing this decision to pending homebuyers about to finalize their home purchase. The first individuals notified did not occur because of KB Home’s efforts. The news leaked to homebuyers from a former KB Home employee because he was let go and displaced. Many future KB homeowners in the construction phase did not discover this new series for many more months. (This will be further discussed in the section titled, “Selling and Not Telling.”)

According to the KB Representatives, the Liberty series was brought into Quarry at Iron Mountain because people were requesting less expensive homes, and this benefited community because it added 6 more floor plans to the neighborhood to increase variety. KB Home marketed these homes as “isolated and separated” from the Estate homes to prevent equity depreciation of the Estate series, and the Liberty homes would comprise at most 26/121 homes sites or 21% of the development. (See Liberty series neighborhood map) There was never a model home of the Liberty series at Quarry Iron Mountain, but to facilitate sales, residents were asked to drive to Boerne and view them in the development of Trails at Herff Ranch. There were a few residents in the build process of an Estate home that discovered KB was downgrading some of their product offering, and walked away from their purchase prior to closing. Other residents in the build process stayed committed to their purchase because of the small quantity of Liberty homes scheduled to be built, aesthetic similarities between the Estate and Liberty collections, and because they were isolated and separated within the development. KB home sold eleven homes during eleven months before simultaneously discontinuing the Estate and Liberty series on or about February 2, 2008.

The Liberty homes start at 50’ wide, and are 60’ wide with a third car garage. A narrower home provides less of a concrete footprint, and lowers construction costs. These homes also have slightly less of a finish out in terms of quality, amenities offered, and available upgrade options. However, some Liberty homes in the Quarry at Iron Mountain have upgrades that compete with many of the Estate homes.
